Pursuant to section 7.4 of the Environmental Planning & Assessment Act 1979, Council has received a draft Voluntary Planning Agreement (VPA) relating to an exhibited Planning Proposal (council ref.: PP2020/007) with a Gateway Determination (PP-2021-4170) to:

  1. Rezoning the site from R4 High Density Residential to B4 Mixed Use
  2. Increasing the maximum building height standards from 34m to 44m
  3. Increasing the maximum floor space ratio (FSR) standard from 1.7:1 to 4.5:1
  4. A minimum lot size of 800m2

The draft VPA secures a monetary contribution of $1,162,929 for funding public works in the Chatswood CBD area to support the development growth resulting from the increased density at the subject site.

On 28 March 2022, Council resolved to give Public Notice of the subject VPA, in accordance with section 7.5 of the Environmental Planning and Assessment Act 1979 and Clause 204 of the Environmental Planning and Assessment Regulation 2021.

The monetary contribution provided by the VPA, if executed, will be applied towards the Community Infrastructure works under the Planning Agreement Policy & Procedures Manual, providing valuable public benefits to the Chatswood community.

The draft VPA and its Explanatory Note (in plain English) can be viewed under “Exhibited Documents” on the right side panel of this page from:

4 April 2022 (Monday) to 2 May 2022 (Monday)
